Fully renovated period 3 bedroom apartment with access to beautiful gardens, prefect for the kids.
It forms part of what was a Georgian house, build around 1872.

It was part of the vast George Heriot Estate, the fantastic West End. Part of the New Town UNESCO World Heritage site, Conservation Area and a Grade B Listed building!

Bags of history and character which makes it so special. It is the same George Heriot who established George Heriot’s School, the apparent inspiration for Hogwarts!

- Booking Requirements -
One member of the booking party must be over 25 years. We require names and ages of all guests, as well as addresses and ID. We will require the lead guest to sign a copy of our terms and conditions. We reserve the right to vet any booking.

Our properties are protected by SUPERHOG, the digital trust platform that enables Hosts, Operators and Guests to confidently transact in the short-term rentals space.

Please note that once you have booked, you will be contacted by SUPERHOG directly to verify yourself and process a £500 deposit or damage waiver. This must be completed prior to check-in.

- The Gardens -
This large ground consists of two large areas with a children’s Play Area. The private gardens first opened in 1877 and were part of the planning of Edinburgh New Town. The grounds are shared with other residence.

Interior layout The property is located on the top floor & has a large open plan lounge, kitchen and dining room. The lounge and front bedroom overlook private gardens that guests can access with a key provided.
The kitchen is fully equipped with Bosch appliances. In the lounge there is a gas fireplace controlled by a remote for winter nights in and a Smart TV – so in addition to the usual Freeview channels, you can also access the Smart Apps which includes BBC iPlayer, ITV, 4OD, Demand 5, YouTube, and Netlflix. The TV has a unique mirroring feature to play movies or programs from any device.

The property has central heating that is controlled by a thermostat for ease of use. All rooms have fully operational shutters, and both larger bedrooms also have black out curtains. Lastly we have provided luggage racks for guest use & convenience.

Exterior The Castle is in walking distance, just at the end of Shandwick Place and the start of Princes Street. It is a short walk to both the Scottish Modern Art Galleries (One and Two), these are just down the hill on Belford Road. There is also the ‘Art’ shuttle bus that runs between these galleries and the Scottish National Gallery on Princes Street – it’s free but they ask for a small donation.
St Mary’s Cathedral is on Palmerston Place and is definitely worth a visit – it is also home to the famous Paolozzi Window designed by Scottish Artist Eduardo Paolozzi.
Dean Village and the Water of Leith are accessible from the bottom of the hill . Well Court is here, and if you follow Miller Row you can walk along the river into Stockbridge.
The Botanic Gardens and Inverleith Park are walkable if you’re feeling fit – it’s mainly downhill there but not so kind on the way back.

Directions

Buses: No13 – which comes once an hour Mon-Sat (around 40-50 mins past the hour) this goes briefly along Princes Street before turning off and up onto George Street – this is where to get off before it heads out of the centre.

Other buses from Haymarket or Shandwick all go along Princes Street – Hop on the following buses to get into town;

No.26, No.31 (crosses South Bridge), No.33 (crosses South Bridge),

No.2 – This one from Torphican Street takes you directly into the Grassmarket on the south side

Tram: The tram stops at Haymarket Station - a 10 minute walk from the apartment

Train: As mentioned above Haymarket Train station is a short walk away

Taxi: A taxi from the airport is very quick- 25 minutes or so and should cost in the region of £22
There are plenty of black cabs in Edinburgh, City Cabs can be contacted on 0131 228 1211 if required.

Service

This was a property chosen for us based on our previous stays with Edinburgh address and using deposits placed that were not used due to Covid and carried to this booking which was very helpful.

Product

The apartment is extremely nice and in a great location convenient for the centre of Edinburgh. We stayed with our son and his partner and would defiantly return to this property which was to the high standard we have experienced with Edinburgh Address on many occasions.
