Numerous family portraits adorn its walls; offering a glimpse into the history of the Kinloch family that has called it home for over thirteen generations.

A cherished family home since the early 1600s, this historic mansion now warmly welcomes guests who are eager to immerse themselves in its rich heritage. With ten immaculate bedrooms decorated to a high standard, the main house can comfortably accommodate up to twenty guests – ideal for weddings, corporate hires, special celebrations, quiet getaways and lively gatherings.

For larger groups, the delightful Gilmerton Lodge can also be made available. Nestled within the enchanting Gilmerton Estate, the lodge offers three charming bedrooms that can accommodate up to six guests. Whether you're looking to explore the countryside or simply to relax and unwind, Gilmerton House is the perfect destination for your next unforgettable getaway.

Just a short distance from the main house, this charming Victorian Lodge offers three bedrooms and a private garden, perfect for up to six guests. It can be booked independently or together with the main house. The heart of the cottage is accessed through French garden doors that lead into a delightful kitchen and living area.

A welcome hamper, board games, smart TV, and digital vintage Roberts Radio welcome guests, and a log basket and wood burning stove add a cozy touch to the stone-flagged floor. In addition to the three bedrooms are two bathrooms, including a fabulous roll-top bath, separate walk-in shower, and locally sourced plant-based amenities from Laura Thomas Co.

As you step into the entrance hall, a stunning sight awaits you - the grand main hall. To your right, you'll find a cozy snug and a drawing room. On the left are nestled the elegant guest kitchen and a formal dining room.

Climb the beautiful staircase that leads to the first floor and you'll discover four magnificent bedrooms, each with a private bathroom. You have everything you need on this floor, without needing to venture back downstairs; here you will find an upstairs drawing room, a snooker room, and a blissful music room.

There's more! The second floor is a real treat, offering six more bedrooms - all with private bathrooms. When you're not admiring the interior design, look out the windows for jaw-dropping views of the vast estate gardens, bound to take your breath away.

Experience the charm of a traditional Victorian cottage as you step through its double French doors into a bright and spacious kitchen living area, complete with a beautiful stone floor. Cosy up by the wood burner for a relaxing evening before retreating to one of three charming bedrooms. Choose from a luxurious double with an ensuite bathroom, a second double room, or a room with two twin beds. The lodge's timeless features are perfectly complemented by modern amenities, creating a truly enchanting experience.

Gilmerton House's wider estate comprises vast woodlands and gardens that must be explored during your stay.

Approaching the main house, you will be awe-struck by the impressive six-acre expanse that - once grazed by cattle - is now a beautifully manicured lawn adorned with oak trees.

Whether you want to enjoy the croquet lawn, patio, or barbeque area, the South Garden to the right of Gilmerton House will provide you with the necessary entertainment. If you wish to explore the South side of the estate further, a picturesque stone bridge leads into a sunken wooded garden populated by rare trees and plants curated over the generations, including a sequoia tree believed to be well over 500 years old.

Heading north, you will stumble upon the enchanting Rose Garden, nestled amidst majestic sculpted hedgerows, providing you with an ideal escape for peaceful introspection. As you explore our estate, your attention may be drawn to several beehives, which we carefully tend to, and which yield an exquisite small-batch honey unique to Gilmerton House.

The gardens and woodlands at Gilmerton House are a true testament to the long history and deep connection to the land held by the families who’ve lived here over the centuries.
