Every room exudes character, offering a blend of classic charm and contemporary style that caters to both relaxation and entertainment.

Whether you're visiting for a special occasion or an extended business stay, this townhouse provides an inspiring and luxurious setting for your time in Edinburgh. The townhouse is the perfect pied-a-terre for family dropping their adult children off at one of Edinburgh's many universities, or visiting for graduations.

The Townhouse can sleep up to 6 adults and 2 children.

-Booking Requirements-
One member of the booking party must be over 30 years. We require names and ages of all guests, as well as proof of address and ID of the lead guest. This is required within 2 days of booking.
We will require the lead guest to sign a copy of our terms and conditions. We reserve the right to vet any booking.

Our properties are protected by Truvi (formerly SuperHog). After booking, you’ll be asked to complete a quick verification using a valid ID and selfie. A £650 damage deposit will also be pre-authorised on your credit card and automatically released within 14 days of departure. A 2% processing fee applies (amount may vary outside the UK depending on exchange rates). Truvi verification must be completed at least two weeks before check-in.

This property is not suitable for stag parties, hen parties, young single sex groups or parties.
We politely ask that the garden not be used after 9pm out of respect for the neighbours.

The space

For corporate guests, business locations such as the Edinburgh International Conference Centre and many office spaces are a 30 minute walk via Edinburgh's picture-perfect Dean Village area, or a quick taxi drive away. The house on Learmonth Grove was perfect. So comfortable and well equipped that we were torn between going out to see Edinburgh and staying in! It would make a great base for a longer visit to the city, with an ideal location and home-from-home (but nicer!) feel. Free parking for one car was an added bonus.

Karen, who met us to show us around, was very friendly and helpful.

My only negative would be the amount of personal information I had to share to make my booking, and the large security deposit/waiver

The proof of a company is how they respond when something goes wrong.
The Edinburgh Address pulled the stops out when another property we had booked became flooded and found us a replacement that was fundamentally an upgrade without a quibble.

We enjoyed our stay and the property was lovely and just right for our group. We really liked the location - Stockbridge is a great area and an easy walk into the city centre.

Our only disappointment as that after a long train journey to Edinburgh from near Cambridge, it would have been a nice touch to find some welcome supplies such as some milk for a cup of tea. That would have avoided us venturing out to the local Sainabury’s at 10pm.

Inadequate number of loo rolls for a three week stay

With regards to supplying loo rolls, as you know our properties are independent self-catering holiday homes and are different from a hotels or hotel chains.
That means, our owners offer different high-end services but we ask them to provide loo rolls to let you settle in for a few days. Thereafter, guests purchase their supplies, typical of a self-catering.

Again, we really appreciate the feedback and the support you have given to our small Scottish business during these years.

Very good, Only down side is that if you are in a large vehicle you do have to pay for the parking on the street which is expensive. However smaller vehicle can fit in the garage.

I gave good as a rating because the staff were friendly & helpful.
I did however not give excellent as on the description for the property it advertises the wood burner in the specifications but when I arrived I was told that I was not aloud to use this. The wood burner was one of the things that attracted me to the property so I felt a bit let down by this.
It was not such a problem as it wasn’t winter but I would be very disappointed if it was peak winter & I hired the property expecting to be able to use it. so a recommendation would be to remove the wood burner from the description & warm people that it can not be used as it is visual is the photographs on your website.

Amazing property which has everything you could ask for in a self catering property. A home away from home.
Only negative I have is again that there is a beautiful wood burner which is the central point of the living room & you are not aloud to use it. Other that that. The place is perfect.

I thought the service was great. Karen was particularly helpful with arranging a time to meet her at the house to check in and allowing us a late departure which saved us sitting at the airport for an extra few hours. Karen showed us around the house and how everything worked. The house was absolutely stunning so much so that my family wanted to spend more time there. Stockbridge is a great area with lots of nice shops, the Stockbridge market, Botanical gardens and close enough to the city to walk or public transport options were available but, with the good weather, we chose to walk. When back in Edinburgh, we will definitely stay here again.

Charming and centrally located. You’re perfectly nestled between a local high street with all the small shops, cafes, and restaurants you could need, and the main sites around the Royal Mile. The AirBnB feels like home - sophisticated but relaxing with everything you need to live your best life on holiday or for work. Side note: they have a separate washer and dryer. Win!

This is a very beautiful house in a very desirable part of Edinburgh. It’s stylish, comfortable and has all the amenities you will need. Wonderful dining kitchen - great for socialising as a family or group, lovely little garden and a very relaxing lounge. The three upstairs bedrooms are a delight, especially the incredible master bedroom; the fourth bedroom (up off the kitchen) is more suitable for young ones. Wouldn’t hesitate to book again.

While this listing is on the pricier side, it is definitely worth the stay. Considering it’s already pricey to stay in this city, the house was an absolute gem. Space was great for big groups like ours and we enjoyed our stay here very much.

Beautiful house and well equipped. The 4th twin bedroom is in a different part of the house (like an extension off the kitchen) and was a bit colder in there and is almost isolated from the rest of the house. Just something to bear in mind if you need to use this extra room. The house is really lovely and has been tastefully decorated throughout. It’s well located on the outskirts of the city centre but very easy to walk into the centre (about 20 minutes walk). Check in and out was very straightforward. Good communication from the property manager and she talked us through everything when we arrived. Welcome pack was a nice addition- would benefit from fresh milk but had everything else. Really lovely stay and highly recommended.

This is a house worth visiting again, especially if you love cooking. The kitchen is well-equipped for you to make the best use of it. The garden is also a place where people can relax their body and mind. When the weather is nice, you can also dine there, which is perfect.

The Victorian Townhouse was the perfect place for my family to spend three days and get to know Edinburgh. There was plenty of room for the seven of us and it was located close enough to main attractions to make getting around pretty easy. The kitchen was well stocked with pots, pans, and utensils. The garden out back was beautiful and a fun locale to have a few drinks.

Our host was easy to contact and very responsive. The only regret we had on the whole trip was not being able to stay longer.

Highly recommend this townhouse- we had 6 adults and one infant. Location is excellent, and the walled garden was a treat. Walking distance to Botanical Garden, shops and local food coop yet quiet. Property manager arranged for hired van to meet us at Airport and made it much easier after red eye flight from the States.

Very comfortable house, really great kitchen.
Stockbridge (if you're unfamiliar with Edinburgh)
is a good area and close to the centre. The proof of a company is how they respond when something goes wrong. The Edinburgh Address pulled the stops out when another property we had booked became flooded and found us a replacement that was fundamentally an upgrade without a quibble.

I just wanted to thank you for all your help booking the house at Stockbridge for Katie's wedding weekend.
It was absolutely perfect, we loved staying there. It is a beautiful property and we have some beautiful photographs to remember our special weekend!
