Decorated in neutral tones with a splash of tangerine, The Boutique Fleet Cottage is a fabulously warm and inviting house.
Downstairs is a large kitchen with dining for 4, a shower room and a sitting room so comfortable you’ll never want to leave. A wood-burning stove will keep you toasty, Bluetooth speaker, smart TV, free WiFi, free Netflix, books and games to keep everyone else busy and you can have time to yourself..
Climb the stairs to probably the best bathroom you’ll ever experience and two large King-sized bedrooms, one with adjustable beds; loads of space, luxury abounds and a pub across the street…it doesn’t get much better than this.
Interior layout The upper floor is accessed via the wide staircase. Bedroom 2 is to the right and looks out over the rear of the property to the park and gardens. The bathroom is also on the right and bedroom 1 is to the left with views to the front.
Downstairs is open plan with the living room leading to the kitchen diner and a shower room is located off the kitchen.

Exterior Formerly a Georgian schoolhouse, now converted into 3 separate properties. Boutique Fleet Cottage is the middle house and has private parking directly outside. To the rear of the house is a courtyard garden which is shared with the other two houses. There is a designated (as private as possible, outside space for each cottage with it's own garden furniture and eating space. A BBQ is available for use.

From Dumfries - Turn off the A75 at Gatehouse of Fleet and drive a mile or so into the village. As you come on to the High Street you will see the Clock Tower – turn left here into Ann Street and we are opposite the Masonic Pub.
From Stranraer – Turn off the A75 at Gatehouse of Fleet by the Castle and drive up the High Street to the Clock Tower and turn right into Ann Street, we are opposite the Masonic pub.
We thoroughly enjoyed our stay in Gatehouse of Fleet. It’s a perfect location if you enjoy walking. The surrounding countryside is beautiful and there’s no need to drive – there are plenty of walks right from the house. We stayed in Boutique which has been refurbished to a really high standard throughout. It looks traditional from the outside but the interior is super-contemporary and comfortable. All the fixtures and fittings are good quality and carefully chosen. It’s one of the best holiday rentals we’ve experienced.

Gatehouse of Fleet was an absolute delight and so was this row of three gorgeous cottages. Boutique was the middle one of three. We could park right outside, which was great for loading and unloading. Inside everything was perfect from the colour scheme to all the little things like a variety of herbs and spices in the kitchen and the extra deep bath. It was a real home from home. There were even plenty of books if you had forgotten to bring your own. The bed was enormous and extremely comfortable. With the window open, we could hear the comings and goings at the pub opposite but all was very good-natured and you felt you were at the hub of the town. There are abundant walks literally from outside the door. The surrounding area was totally unspoiled and the roads were so quiet even on a bank holiday weekend with excellent weather. All in all, a gem of a place and a gem of a cottage. We would strongly recommend it to anyone.

We had a lovely stay in the beautiful holiday cottage. With young kids, the perfectly clean cottage and well stocked kitchen were ideal. It was useful having a few toys, and the smart tv for the end of a busy day for everyone to relax! We also liked the location-walking into the village was two minutes and a small park in the field behind the Fleet cottages. Thanks for a lovely week!

A beautifully presented property in a lovely position within the town. Very well equipped and to a high standard with very tasteful, contemporary decor and furnishings. Immaculate condition and spotlessly clean. Would have no hesitation in recommending this lovely holiday property

Gorgeous cottage and very nicely decorated. We stayed here with our two children. The cottage was well equipped and the basic items such as milk, bread and tea, coffee was very much welcomed after a long journey. The area is beautiful with two pubs in walking distance. One opposite to the cottage in fact. A quite rustic place which welcomes dogs and provides good hearty foods.
Overall our stay was a very pleasant one. Would happily return again. Thank you.

My partner and I stayed in Boutique for a week in April 2017. The property was immaculate, finished and equipped to a high standard. Bathrooms very impressive and shower has very good water pressure (the look good but deliver water drip by drip type are a pet hate of mine). A must these days seems to be good wifi – no issues there either with respectable speed. The property is located on a very pretty street with no through vehicular traffic and has dedicated parking right outside. The Masons Arms is literally across the street and provides good food that is reasonably priced – whilst Boutique's kitchen is great we chose to let the Masons handle catering most evenings (advisable to book). Always good to give a balanced view but there’s genuinely very little to be critical of with Boutique. Outside space at the back is still in part a work in progress but this is due to a third property still being renovated and the owner informed us of this prior to our stay and frankly it’s not an issue. In summary a great place to stay and a good base to explore Dumfries and Galloway from. I’m sure we will be back.

We have just spent a week in Boutique Fleet Cottage. It is a lovely stone built cottage, completely re-furbished to a very high standard. It is spacious and well equipped. It is also very warm and comfortable. A good internet speed means you can still keep in touch with the outside world if desire to do so. There is also private parking outside the cottage. The cottage is on a no through road so is very quiet. It is also on the Route 7 cycle route and if you follow the road to its end passed the cottage you come to the lovely Cally Wood which leads to the Cally Palace. This is a lovely walk which took us by surprise as it was so close to the cottage. The area is great for cycling, mountain biking and walking. In the village the Masonic Arms pub is just across the street and is not too busy during the week but can be busy on weekends for dining. It has a good atmosphere. There is also the Galloway Lodge coffee shop which does excellent coffee and food but is only open during the day (pity). There is also a reasonably stocked Spar just below the coffee shop. The village has a lovely, friendly feel to it and although we have stayed in Dumfries and Galloway a lot over the years, we have never stayed in Gatehouse of Fleet. However, we were very impressed with the cottage and its location and will definitely be back!

Decorated to a very high standard with fixtures, fittings and appliances to match, no wonder our first words when entering were Wow! Has to be the most outstanding place we've ever stayed in. Thanks to Janet for all the info and letting us arrive extremely late in the evening. Plenty of walks, Castles, Coast, Shops, Restaurants and Pubs. An ideal holiday destination with superb accommodation.

A thoughtfully furnished cottage with luxury fittings in a beautiful part of Scotland. Gatehouse has some excellent eating places and stunning walks nearby. There are plenty of suggestions and tourist information available in the cottage. We enjoyed a mixed weather week in May but could imagine that the cottage would be really cosy in the winter months too.

This cottage is probably the best equipped that we’ve stayed in, beautifully furnished and a very comfortable place to stay. Great welcome basket of food essentials and appreciated receiving the information about the house, places to eat and the local area in advance so that we could plan. Excellent location, and great pub opposite serving good food. And when weather wasn’t so good, we enjoyed the log fire and Netflix!

We fell in love with this beautiful cottage set in a prime location in the village. It is comfortable and stylish and Janet has provided everything you could possibly need to make your stay enjoyable. Excellent walks from the cottage and good food served at the pubs in the village - what more could you want? We will definitely stay again if we return to this part of Scotland. Thank you Janet.

Lovely cottage, home from home. Very comfortable and in great area for sightseeing. Welcome pack greatly appreciated. Area had many lovely gardens to visit and good golf courses. Lots of nice places to eat out too. Will definitely recommend it to friends.
