The Riverside House can be hired on an exclusive use basis for a 3 nights minimum on weekends or by the week.

The house is the perfect blend of modern comfort and historic charm; packed full of light and a sumptuous design led interior.

This home is perfect for family, corporate events, celebrating and relaxing with family and friends.

Interior layout The house boasts an orangery, perfect for daytime entertainment with views on three sides. A cosy snug with a bar and a professional standard kitchen where you or your personal chef can whip up divine food.

We really think you wouldn't be wanting for anything during a luxury break at this house. The owner Sally looks after her guests with the utmost attention and whether you enjoy sipping a cocktail at dusk enjoying the peace and quiet, making use of the swim spa or fresh eggs for breakfast provided by the resident hens, you are really in for a treat.

Exterior The Riverside House is a three-storey stone home set in 3.5 acres of landscaped gardens, a peaceful and private riverside retreat nestled on the banks of the lovely river Esk.

The outdoor area is as luxurious as the interior, with high-end garden furniture cleverly placed in perfect spots, making this stunning space ideal for eating and relaxing in the tranquillity of your own private garden.

- Hot Tub -
The outdoor swim spa will truly enthral you, with a luxury hot-tub and spa area perfect for relaxation, morning exercise or evening entertainment. We even can arrange Pilates classes which can be taken in the spa.

- Neighbourhood -
The Riverside House is located in the pretty Dalkeith and it is very close to Edinburgh. If you are in the mood for a family day out you can visit the historical Dalkeith Palace and the pleasant Dalkeith Country Park. The latter is truly a special place for all ages. Explore great outdoor spaces, perfect for walking and cycling. Eat local at the restaurant or cafe. Visit the Restoration Yard for shopping or well-being classes.
This magical place is ideal for children too, as they go into great adventurers in the tree-houses playgrounds.

Are you looking for an outdoor adventure? Then head out and hike the nearby Pentland Hills, or visit the River Tweed for a picnic and see unique wildlife.

The festival city is only 8 miles from the house. Ask our chauffeur or simply drive to the centre and enjoy the sights and the incredible architecture and culture of the historic Edinburgh.


-Booking Requirements-
We require names and ages of all guests, as well as addresses and ID. We will require the lead guest to sign copy of our terms and conditions. We reserve the right to vet any booking. For family bookings one member of the booking party must be over 30 years.
However, for single sex groups or parties all guests must be over 40. Consideration might be given for flexibility within this, please enquire before booking.
There is a strictly non-smoking policy.
A damage deposit of £850 payable to host at time of balance is required and will be fully refunded pending no damages.
